The Swan Lake Place located just 20 miles north of Preston, Idaho, could be a small self-contained cattle operation of approximately 60 Animal Units.  It contains 416 acres with water rights to irrigate a total 121 acres of very productive hay meadow under a pivot system powered by a three-phase pump.  The modern 4-tower Valley pivot is controlled by a phone app from any distance.  A portion of the property is also flood-irrigated with a one-third share of Swan Lake Creek irrigation water. 

 

Hay production averages an impressive 4.0 to 4.5 tons per acre.  Alfalfa is cut two or three times and meadow hay is cut once each season which still allows good grazing in the Fall.  There is also some productive dry-farm land on the west side. 

 

Operating improvements include Powder River working corrals and a calving barn with a weaning room. 

 

The detached Cedar Knoll Parcel, just to the north, is a good spring pasture with spring-fed water troughs.

The Swan Lake Place is very productive and would be a great “starter ranch” or a solid addition to an existing operation.  With proper management, it could carry 45 to 50 brood cows + 10 replacement heifers + 3 bulls and still sell hay as a cash crop.  This compact place could also be an enjoyable horse operation.  A nice bench on the west side would be an ideal location for a new home and auxiliary buildings with commanding views.
