C. PATRICK BATES has specialized in marketing and acquiring premier ranch, farm, recreational and commercial properties for select clients throughout the Rocky Mountain West for almost 50 years. Since 1970, his practice has been based entirely on referral and repeat business. He has handled or been responsible for over 625 transactions on 2.20 million acres of deeded land totaling $2.30 billion in value.
Some refer to Pat as the “giant broker” because of handling many 50,000-acre + transactions including sales of the 202,000-acre Deseret Livestock Ranch twice, the 290,000-acre Bell Ranch, and current representation of the Winecup Gamble Ranch encompassing nearly 1,000,000 acres of land.
He has earned a reputation for unquestioned integrity, providing genuine personal concern for clients and their singular goals and motives. Attorneys, accountants and brokers appreciate his attention to detail and comprehensive knowledge of land and water values. He is a Licensed Broker in Utah, Idaho, Wyoming, Montana, and New Mexico.
Pat played baseball at Brigham Young University and in the Los Angeles Dodgers minor league organization before settling into the real estate business in 1967. While fly-fishing is a passion, he thoroughly enjoys creating the most informative and attractive property offering brochures and maps in the West. Serving clients, who become treasured friends, is his greatest satisfaction.

SCOTT PATRICK BATES, JD brings 25 years of successful experience in real estate sales, acquisitions, development, investment, construction management and law to Bates Land Consortium. Scott has facilitated over 300 transactions totaling approximately $750 million and oversaw construction management of several hundred million dollars of projects in multiple states.
Scott obtained a juris doctor from the University of Utah. He served as a Law Clerk to Chief Judge Dee Benson in the United States District Court of Utah. He also served for three years at the United States Department of Justice as an Assistant United States Attorney in Salt Lake City. His early legal experience continued with Extra Space Storage – a NYSE-listed REIT based in Utah – as Associate General Counsel where he focused on the legal aspects of acquisition, financing and development of self-storage properties totaling $250 million.
In 2006, Scott joined the Larry H. Miller Group of Companies and became General Counsel. In 2012, he was named President of Larry H. Miller Real Estate. The Miller Group owns 61 auto dealerships in seven states, the Utah Jazz NBA franchise, plus a myriad of commercial properties and ranches. One of his most rewarding achievements was overseeing construction for the major renovation of the Utah Jazz Arena.
During Scott’s formative years, he spent considerable time on significant ranches and farms throughout the Mountain West. He understands the language, economics, investment safety, appreciation potential and the enjoyable satisfaction of ownership in this singular asset class. David Packer - Ranch and Land Broker
DAVID A. PACKERwas raised working on his grandfather’s ranch in Southwestern Wyoming. Those years of clearing sagebrush, calving, branding, irrigating and haying made a lasting imprint.
Dave earned a Bachelor of Science Degree in Electronics from Brigham Young University and spent 22 years as an engineer and senior manager in the aerospace industry. This was followed by four years as president of a medical technology company.
He has served on numerous city, county, state and irrigation company boards, and councils. Dave has years of experience serving in trusted fiduciary positions and enjoys a reputation for impeccable integrity.
Through the years he has purchased, developed and sold real estate. His attention to detail, coupled with an inherent love of land and natural resources, position Dave to serve his clients most successfully. He is licensed as an Associate Broker in Utah and as a Sales Associate in Idaho and Wyoming. In the past 14 years, Dave has handled many good-sized transactions with skills that impress all parties including cooperating brokers, attorneys and title companies.

His command of Geographical Information Systems (GIS) and creative techniques has attracted large landowners and significant brokers in the West seeking to upgrade the quality of their management and marketing maps. His computer skills and GIS knowledge are key to the complex Winecup Gamble Ranch Offering in which he has gathered and organized over 2,400 pages of due diligence material.
