The Historic Huseman Ranch carries about 125 animal units on a year ’round basis – could probably summer pasture about 400 head of yearlings with good management.
This solid smaller outfit is comprised of about 232 acres of irrigated hay meadow + 400 acres of irrigated pasture + 720 acres of native range.  A long-time lessee is in place if simplicity of ownership is desirable.
The improvements fit a working ranch.  The main house contains about 1,700 SF and is nicely situated.  It has been maintained – new roof in 2003 – new septic system in 2006.
Besides producing good calves, the Ranch is graced by beautiful meadow parks, grand vistas of the High Uinta Mountain Range, and about two miles of sparkling live water.  It is frequented by good numbers of mule deer and probably feeds too many elk in the Fall and Winter.
Good private trout fishing on the Ranch which could be enhanced by the next owner.
World-class trophy lake trout fishing on Flaming Gorge Reservoir and the Green River’s renowned fly-fishing tailwater is only a 30-mile drive.
Here’s a place that will produce a little cash and eliminate personal state income taxes for “full-time” residents fleeing the 7% to 13% rates in other States.
Not much left of Lonetree these days, but Mountain View is a very complete small town of 1,200 genuine Western folks with very good schools, a nice-sized modern grocery store, a bank, etc., only 25 miles north of the Ranch.
The Ranch is about 65 miles from Evanston and approximately two hours from Salt Lake City.
