Bell Brand Ranch includes approximately 7,904 deeded acres in Elko County, Nevada, 60 miles northwest of Wells. The ranch is accessed from State Highway 93 and a gravel county road traveling west from the highway. It consists of two historic units—the Sun Creek Unit and the Gilmer Unit—each with its own full set of improvements. The topography is mild to moderately sloping and undulating, with generally level meadow areas, quality grass and 1,476.64 total irrigated acres. Numerous creeks and springs flow through the ranch, which has views of the Jarbidge Mountain Range, including the nearly 11,000-foot Matterhorn to the west. The Sun Creek Unit includes a residence, shop/garage, corrals, loading equipment and fencing. The Gilmer Unit includes a residence, barn/equipment building, shop/garage, corrals, loading equipment, scales and fencing.

Bell Brand Ranch is currently operated as a cow/calf operation with an approximate carrying capacity of 1,600 animal units. The deeded acreage and BLM and USFS grazing allotments encompass about 79,400 acres, and the allotments are border fenced to integrate them with the deeded acreage. Irrigated meadow with water rights from Camp Creek, Sun Creek and Deer Creek is capable of producing up to 2,200 tons of hay. The ranch is located in the O’Neil Basin at the foothills of the Jarbidge Mountains and is adjacent to the Humboldt-Toiyabe National Forest. The prospectus states that the setting holds abundant elk, deer, antelope and Rocky Mountain bighorn sheep, as well as some moose. Sun Creek and Camp Creek flow through Bell Brand for approximately eight miles, and the setting provides hunting, fishing, hiking, ATV riding, camping, snowshoeing, snowmobiling, horseback riding and mountain biking.
