Located under an hour’s drive from Salt Lake City, the front gate to this attractive block of mountain land is at the end of a paved county road. The Huff Creek Reserve is a unique offering because it is increasingly difficult to find northern Utah ranches for sale containing more than 1,500 to 2,000 acres – especially in thriving, accessible Summit County.
This beautiful block of land is a big-game hunters’ paradise. It is part of a Cooperative Wildlife Management Unit (CWMU) and borders one of the largest deeded ranches in Utah which has been professionally managed for commercial hunting. The Reserve is located about 14 miles east of Coalville which is right on Interstate 80. This major thoroughfare not only provides access to the Reserve, it also allows for passage to other small communities along I-80. One such town, Oakley, has hosted its famous Fourth of July Rodeo for 78 years. This three-day event attracts the Nation’s top riders with a big purse and excellent rodeo stock and draws over 30,000 spectators. Additional recreational activity in the area includes: boating, lake-fishing and water skiing. Echo, Rockport and Jordanelle Reservoirs are all located less than an hour from the Ranch.
Other than fairly good fences, there are no improvements on the Reserve. Two power lines cross the Reserve and could be utilized for any improvements the next owner may choose to build. Zoned for about 30 homesites, the Reserve is a viable candidate for a conservation easement with attendant tax deductions. A water survey conducted in May 2000 indicated several of the springs could be utilized for domestic use. Domestic wells are allowed, septic sewers are required and propane could be used for heat.
The land is currently leased to a local rancher who grazes about 100 cow-calf pairs from June through September which generates about $5,200 in annual income.
